<p>U.S. GOVERNMENT&nbsp;NOTICE OF LEASE REQUIREMENT</p>

<p><strong>The General Services Administration (GSA) is seeking expressions of interest from owners and authorized representatives of properties meeting the following requirements:</strong></p>

<p>Space Type:&nbsp;Underground record storage (approximately 371,583 ABOA SF), office (approximately 11,460 ABOA SF), and related space</p>

<p>Parking Spaces (Total):&nbsp;145</p>

<p>Parking Spaces (Surface):&nbsp;0</p>

<p>Parking Spaces (Structured):&nbsp;145</p>

<p>Parking Spaces (Reserved):&nbsp;0</p>

<p>Full Term:&nbsp;180 months with termination rights of 90 days</p>

<p>Additional Requirements:</p>

<ol>
<li>Space must be underground.</li>
<li>16&rsquo; minimum clear height to structure above for record storage.</li>
<li>12&rsquo; minimum clear height to structure above for office.</li>
<li>Minimum of 2 loading docks directly adjacent to the leased space.</li>
</ol>

<p>Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.&nbsp; A fully serviced lease (net of electric) is required.&nbsp; Offered space shall not be in the 0.2-percent-annual chance floodplain (formerly referred to as &ldquo;500-Year&rdquo; floodplain).</p>

<p><strong>The U.S. Government currently occupies office and related space in a building under a lease in Independence, Missouri, that will be expiring.&nbsp; The Government is considering alternative space if economically advantageous.&nbsp; In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government&rsquo;s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.</strong></p>

<p>Expressions of interest must Include.</p>

<ol>
<li>Building name and address;</li>
<li>Contact information and e-mail address of offeror&rsquo;s representative;</li>
<li>ABOA SF and rentable square feet available, identifying the specific floors and square footages;</li>
<li>Asking full-service rental rate per RSF inclusive of a standard GSA warm-lit shell; or</li>
<li>Asking full-service rental rate per RSF;</li>
<li>Operating costs per RSF included in rate (net of electric);</li>
<li>Submission by anyone other than the owner or manager of a property must be accompanied by written consent from the ownership granting authority to the representative in providing the information to the Government.</li>
