<p>General Services Administration (GSA) seeks to lease the following space:</p>
<p>State: Texas<br />
City: Houston</p>
<p>Delineated Area: Within or immediately adjacent to the</p>
<p>Interstate 610 Loop</p>
<p>Minimum Sq. Ft. (ABOA): 124,500<br />
Maximum Sq. Ft. (ABOA): 127,000</p>
<p>Space Type: Office, Special Space and Secure Parking</p>
<p>Parking Spaces (Total): A minimum of 342<br />
Parking Spaces (Surface): To be determined<br />
Parking Spaces (Structured): To be determined<br />
Parking Spaces (Reserved): A minimum of 342</p>
<p>Full Term: 20 years<br />
Firm Term: 10 years<br />
Option Term: To be determined</p>
<p>Additional Requirements: Space must be accessible 24 hours a<br />
day, 7 days a week and 365 days a<br />
year.<br />
Offered space cannot be collocated<br />
with or near other Federal, State and<br />
local government agencies or private<br />
firms whose primary clientele are<br />
involved in or have ties to criminal<br />
elements.<br />
Offered space cannot be collocated or<br />
within 1,000 walkable feet of agencies<br />
providing probation and/or parole<br />
services, halfway house services, drug<br />
abuse counseling, rehabilitation<br />
programs and similar social services<br />
agencies and welfare type programs as<br />
well as private law firms representing<br />
drug offenders.<br />

school/park/day care center boundary.<br />
Locations within 1,000 walkable feet of<br />
residential housing, hotels/motels,<br />
shopping centers, stadiums/arenas, or<br />
areas where drug activities are<br />
prevalent, may be acceptable but must<br />
not pose an unacceptable risk of<br />
surveillance of Government facilities or<br />
operations.<br />
The space must be capable of meeting<br />
Facility Security Level 4 requirements<br />
established by the Interagency Security<br />
Committee and all Department of<br />
Justice site specific requirements.<br />
The Government will assess the<br />
security of the planned Government<br />
operations during the site<br />
selection/market survey process. The<br />
determination of the acceptance of<br />
locations where easy surveillance of<br />
Government facilities creates an<br />
unacceptable security risk to operations<br />
is within the sole discretion of the<br />
Government.</p>
<p>Offered space must meet Government requirements for fire safety, accessibility,<br />
seismic, and sustainability standards per the terms of the Lease. A fully serviced<br />
lease is required. Offered space shall not be in the 1 percent annual chance<br />
floodplain (formerly referred to as 100-year floodplain).<br />
Entities are advised to familiarize themselves with the telecommunications<br />
prohibitions outlined under Section 889 of the FY19 National Defense<br />
Authorization Act (NDAA), as implemented by the Federal Acquisition<br />

The U.S. Government currently occupies office and related space in a building<br />
under a lease in Houston, Texas, that will be expiring. The Government is<br />
considering alternative space if economically advantageous. In making this<br />
determination, the Government will consider, among other things, the availability<br />
of alternative space that potentially can satisfy the Government’s requirements,<br />
as well as costs likely to be incurred through relocating, such as physical move<br />
costs, replication of tenant improvements including security improvements and<br />
telecommunication infrastructure, and non-productive agency downtime.</p>
